Owner Update, January 9, 2020

Just a few items to share with Owners ….

First, Happy New Year to everyone! I hope everyone had a great holiday season, and are looking forward to a happy and prosperous 2020.

I have been here all week, and the Moonspinner is doing great. Jackie, Matthew, Mike, and Morgan are keeping everything going well. Congratulations and thanks to them.

The insurance claim settlement continues to drag. They have asked more questions which we have researched and answered this week, so we will see where we go from here. At the February Board meeting we will discuss the possible need to hire an experienced insurance settlement attorney to push our claim ….. $$.

We are continuing the search for our General Manager position. We have an active ad in Indeed, and have run an ad in the local newspaper recently. Now we are pursuing placing an ad in the local CAI newsletter. Patience!

The roof replacement project has been stopped for this winter. The specifications and scope of work was still a work in progress, and the issue of the air conditioning condensers removal and reinstallation had not even begun to be addressed. The concern was that by the time all the issues were resolved, it would be too late to start and finish before spring break; and with the weather warming up, we would have condos with no air conditioning, and angry owners and renters. The prudent course of action was to stop now. The specifications and scope of work will soon be finalized, and the work will be rebid to start in the fall. The Board will need to consider the issues and financial responsibilities with the air conditioning condensers at the February Board meeting, and finalize associated policies at the May meeting so the rebid can include the air conditioning concerns.
