Owner Update

Several things to update:

  1. New Rules and Regulations Passed by Board of Directors The full list of the updated rules can be found here. The most significant change is the Moonspinner will become a non-smoking property on April 15th. Smoking will only be allowed in designated smoking areas, tentatively planned on the east and west ends of the property. Signs will be posted. (We will share more info on the exact locations once finalized.) Smoking will no longer be allowed anywhere else on the property, including around the pool and on balconies/patios. (This change does not affect the interior of units. Smoking inside a unit is at the desecration of the owner.)

  2. First payment of Hurricane Michael Assessments due If you haven't already, please submit your first payment. Payments are due February 15, May 15, and August 15.

  3. Hurricane Michael Repairs Update It has been almost four months since Hurricane Michael. While we thought initially our damage was minimal, upon closer inspection it was greater than originally thought. The HOA Board of Directors hired a public adjuster to assist with filing our insurance claim and he is in the process of finalizing it. Once the claim is filed, the insurance company has 60-days to respond. After that, we expect a negotiation to occur to further extend the settlement timeline. While we all hope this moves as quickly as possible, it is impossible to guess timing with any certainty. The insurance settlement money is needed for major repairs to be completed. In the meantime, the property is in 'mitigation' mode, correcting any issues that have potential to cause additional damage by not being repaired OR are a safety concern OR effect the property amenities for owners and guests. Roof leaks remain a concern, especially in the A building. They are being addressed as best they can be until a permanent solution can be done. At this time the tennis courts are not usable due to the fencing. Otherwise the pools and hot-tub, beach, and other beach side amenities are operational.   4. Rental Program Contracts If you participate in the Moonspinner Rental Program, you will receive a new contract via mail. The contract reflects the reduction in service fees (which took effect in 2018) from 30% to 25%. Please sign and return.

  5. Webcam update Our General Manager, Debbie Wheeler, has advised that the webcam was problematic, even before the storm (and Hurricane Michael finished it off). Due to the rooftop location on the B building, she does not expect an operating webcam until all roof repairs are completed. She is aware that the webcam is important to owners and guests.

  6. New Facebook page! Visit our new Facebook page. Be sure to "like" the page AND "like" our posts. (When you "like" our posts, it is likely to be seen by your friends - which helps our marketing reach.) We also have a new, private, Facebook Owners Group. This group is only for our owners. It gives us a chance to connect and share. If you would like to join, click here and join via the box on the right.

  7. New Beach Service - Special Offer for Owners We have contracted with Panama City Beach Service to be our new beach chair vendor. The company offers OWNERS a free double chaise lounge chair (space available) if the owner presents a Drivers License bearing the same address as the deed. Please see the attendant to take advantage of this special.

  8. Next HOA Committee and Board Meetings Upcoming meetings will be held on May 17 and May 18. Owners are welcome to attend in person, or listen in via phone. More info will be provided closer to these dates.

Charles from Panama Beach Service Plans to bring the beach chairs back either Friday or Saturday depending on the Storm Surge from Hurricane Laura. Currently, there is not enough beach for the chairs
